Assessor & Homestead Classification

The Assessor’s office estimates market value and classifies all property in Medina. Minnesota statutes requires that the values set by the assessor represent 100 percent of market value. The assessor must provide uniform property values to ensure that the tax burden is distributed fairly and equitably.

Assessor’s Office Responsibilities

  • Maintain homestead status, which is the property tax classification that may be applied to an occupied property for one’s primary place of residence.
  • Inspect and review all existing properties in the city at least once every five years.
  • Inspect and review properties for which permits were issued in the current year and any partial assessments from prior years.
  • Provide value and ownership information to the public.
  • Calculate property values.
  • Send notices listing current property value to all property owners each March. At this time, staff reviews concerns of property owners who wish to contest the value set by the Assessor. If the issue cannot be resolved, owners may contest the value to the Board of Appeal and Equalization, which is held each April.

How Do I Apply for a Homestead Classification?

If you wish to apply for homestead, you may use either of two application processes.   The first listed below is the preferred process.

  1. Apply online at www.hennepin.us/homestead.  For online application, you will need to attach a scanned copy of your Certificate of Real Estate Value and a copy of your proof of ownership.  Proof of ownership is usually a Warranty Deed, Limited Warranty Deed or a Contract for Deed.

OR (Use either process, not both)

  1. Print a copy of the application at the above site and mail it along with a copy of your proof of ownership and Certificate of Real Estate Value to:

Please Note:  You may no longer apply for homestead at City Hall.  The only two methods of application are listed above.  Hennepin County has implemented this limited application process for security reasons.

 

If you bring a homestead application to City Hall, the staff cannot accept the application.  You will be given an addressed envelope for you to mail your application directly to the Hennepin County Assessor’s Office.
